       About me...

Everyone knows that home buying and home selling are challenging processes.  But that is the best part of my job. There is a deep satisfaction in navigating through an array of events and seeing the enjoyment of people moving into their new home.

My job as a REALTOR® in America is something I would not have imagined in my early years. The reason is that I had a comfortable position as a teacher in economics at a university.  But after immigrating to the United States, I wanted to do something different and exciting.  One thing led to another and I have happily been a REALTOR® for about 20 years. This entrepreneurial job has given me the opportunity to help many people in their pursuit of the American Dream of homeownership.

I enjoy family hiking trips with my husband and our son, traveling, camping, gardening. I also enjoy volunteering at our children church camp "Pearl" every summer.

As a full-time full-service Realtor® I represent Buyers and Sellers on a day-to-day basis.

My designations and certifications are:

     - Associate Broker

     - ABR®, Accredited Buyer's Representative

     - CRS®, Council of Residential Specialists

     - GRI®, the Graduate, Relator® Institute

     - SFR®, Short Sales & Foreclosure Resource

My message to Buyers...

I have seen articles in the previous years saying about Buyers do not need a real estate agent anymore. There is so much information about houses for sale available online!

Houses for sale, For Sale By Owner homes, houses to rent and so much more...There are as many different apps to get the information from as there are companies willing to give you that information. Just simply googling an address can bring up:

                Homes for Sale

Square Footage

Previous listings with inside photos

Criminal activity

Gang activity

Child molesters

Haunted house activity

Estimated home values

and so much more

Why would you need a Real Estate Professional? What benefit is there for you to use an Agent? I even heard that millennials don't pay for anything...but 86% of the millennials say home ownership is their number one economic goal!

Let me ask you, do you think you have all what it takes?

1 Who are the best Mortgage Professionals who get the job done with little or no stress?

2 How familiar are you with Buyer Agency?

3 Who will be your Advocate when things go wrong?

4 Do you have time to look for properties on your own?

5 Do you have a home you need to sell before you can buy?

6 Do computer research on homes

7 Set appointments to view homes

8 View homes and give agent feedback

9 Make Copies of all documents

10 Call REALTOR(r) network to discuss homes they are listing soon

11 Contact unrepresented Sellers on your behalf

12 Map out locations to show

13 Pull property, City, County and State Records on home you like

14 Pull old MLS listings, if applicable

15    Research properties current use and zoning

16 Research and verify legal description of property

17 Pull comps on Active, Sold, Pending Withdrawn, Expired and Canceled listings

18 Research "Average Days on Market" for property type and location

19 Prepare Comparative Market Analysis so you don't over pay for home

20 Prepare map of properties used as comps in relationship to the home you like

21 Who is going to explain the purchase offer to you?

22 Did you receive all the disclosures Real Estate Law requires you to view prior to making an offer?

23 What do the disclosures mean to you?

24 What about the availability of Home Owner's Warranty?

25 What about the floor plan, upgrades, special features and a detailed list of amenities?

26 What Addendum's do you need to present along with your purchase offer, if any?

27 What if you get a counter offer, is it in your best interest?

28 Can you counter a counter offer?

29 What is earnest money?

31 Is the earnest money refundable?

34 Do you have to pay for home owners insurance before closing?

35 Who orders title work?

36 Who pays for the home owners title work?

37 Who pays for the buyers title work for their lender?

38 What happens if the title to the property has defects?

39 If the home inspection requires repairs who pays for them?

40 Is there a deadline to have repairs made?

41 Who makes sure the repairs are made correctly?

42 Who makes sure the repairs were paid for so they don't become a mechanics lien?

43 Who orders the appraisal?

44 What if the home doesn't appraise for the purchase price?

45 What if the appraisal shows more/some repairs are needed?

46 What will that mean to the underwriter?

47 What is an underwriter?  Who do they work for?

48 What do you do if Lender you chose failed to perform?

49 Will you lose your earnest money?

50 What is a final walk through for?

51 What is right of first refusal?

52 Who coordinates possession date and time?

53 When is a wire transfer warranted vs cashiers check for closing funds?

There are more than 200 steps in a typical real estate transaction, and more than 50 people involved, from lenders to appraisers to inspectors and title representatives, and my team and I coordinate all of that for you.

Almost always, a buyers representation is a FREE service to home buyers. Why would you not accept the gift of someone to guide you through the process of buying a home? Let me be your Real Estate Adviser!
